Older-homes farm

San Jose

12,702 owner homes, about 520 owner moves a year (4.1%), 29% owners there since before 2000, typical home built 1965, an estimated $22M a year in commissions.

Lead with this

71% of homes here were built before 1980. Lead with inspection readiness: electrical panel sized for today's loads and earthquake bolting on raised foundations - the items that renegotiate deals.

1

Home-report postcard

"What inspectors flag in your neighborhood" is the most-kept postcard for older homes.

Farm Kit → print the 6x9 (EDDM-ready) for every door in the ZIP.

2

Seller Readiness check

In older homes the inspection is the scary part; the readiness check shows owners what's coming and puts you first in line.

Farm Kit → set the postcard QR to the readiness check; homeowners who share their results come to you.

3

Timely home alert to your farm and past clients

Older roofs, drains and furnaces make timely checklists genuinely useful - this month: gutters and drains before storms.

When Storm Tracker shows a storm, heat or fire-weather alert, share its checklist with your name; otherwise send the month's seasonal checklist from Promote.

4

Every ZIP in this city, by strategy

Source: U.S. Census American Community Survey 2020-2024 5-year estimates by ZIP. "Owner moves per year" = owner households that moved in 2020-2022 ÷ 3 ÷ owner homes - a Census-based turnover estimate (MLS turnover counts every sale, so it usually reads a bit higher).

Day to day

What it looks like in a normal week

Inspection report lands: repair quotes with real dates before the contingency deadline, so your client negotiates with numbers.

Closing day

Send the Home Kit from your phone. Seasonal checklists and a home-anniversary note go out from you for years.

Farming hour

Post the month's caption, print the next postcard batch, or start a Block Deal on one street - each takes minutes.

How it works with the platform

And when a homeowner asks SVHN for an agent

They tell us what they need

Buying, selling or both, when they plan to move, price range, whether they're pre-approved and already working with an agent.

One agent at a time

SVHN offers it to one agent who fits the area. You see the details first; nobody else is calling while you decide.

One flat fee if you accept

$150 when you accept - never a share of commission, never tied to a closing. Clients you bring yourself are always free.

Real estate agents work under a California DRE license and their broker. SVHN never pays or takes referral fees or anything tied to a closing.

What agents ask us

Is this a referral fee?

No. Homeowner introductions are a flat fee only when you accept, never a percentage and never tied to a sale. The marketing tools are free.

What's in a Farm Kit?

A 6x9 postcard with your name, photo and DRE number, Nextdoor/Facebook/email captions, and the ZIP's home report with you at the top.

Do homeowners actually keep these?

They're about the homeowner's own house: build years, what inspectors flag there, rebates and permit rules - not a sales pitch.

Where do the numbers come from?

U.S. Census American Community Survey 2020-2024 estimates by ZIP (home ages, owner tenure, moves, values, heating) plus city permit and rebate data. Owner moves and commission pool are planning estimates, clearly labeled.

Is targeting by data allowed?

Yes - the plans target neighborhoods by home facts (age, tenure, value), never by who lives there, which keeps you on the right side of fair housing rules.
