Roof leak: what to do now, common causes and repair cost
For Silicon Valley homes · Updated October 2026 · Sources below
Most roof leaks start at the flashing around chimneys, vents and skylights, at missing or blown-off shingles, or at clogged gutters and valleys - not in the middle of the roof. Catch the water, keep it away from anything electrical, and have a roofer find the source before the next storm. A small repair is usually all it takes; widespread damage on an old roof is when replacement makes sense.
Don't climb on a wet or steep roof. If water is reaching lights, outlets or the electrical panel, turn off that circuit at the breaker and keep away. If a ceiling is sagging badly, keep people out of the room.
The short version
- Common leak spots: flashing at chimneys, vents and skylights, missing shingles, valleys and gutters
- Water can travel along rafters, so the stain is often not right under the leak
- Small repairs usually need no permit; a re-roof does
- Clogged gutters can push water back under the roof edge - clean them before the rains

What it costs
- Roof repair, including leaks (most homeowners)$300 - $1,050
Typical ranges from published cost guides - mostly national figures. Bay Area prices usually run higher. Your actual price depends on your home and the job, and a pro gives you the real number. Source: HomeAdvisor cost guide (national) (Oct 2026). Have a quote? Check it with the Quote Explainer
Signs of a roof leak
- Brown stains or bubbling paint on the ceiling or high on a wall
- Drips or damp insulation in the attic after rain
- Missing, cracked or curled shingles, or broken tiles
- Loose or rusted flashing around the chimney, vents or skylights
- Gutters overflowing at the roof edge during storms
What to do first
- Right now: put a bucket under the drip, move furniture and electronics, and if the ceiling is bulging with water, poke a small hole to let it drain into the bucket rather than letting it collapse.
- If water is near light fixtures, outlets or the electrical panel, turn off that circuit at the breaker.
- Call a roofer for a temporary tarp or patch if more rain is coming, then a real repair once it's dry.
- Usually worth repairing: a flashing leak, a few missing shingles or tiles, a cracked vent boot.
- Time to think about replacement: leaks in many places, widespread curling or missing shingles, or a roof near the end of its life.
In Silicon Valley
- CAL FIRE's defensible space guidance asks homeowners to keep dead leaves and pine needles off the roof and out of the gutters - the same debris that dams up water and causes leaks at the roof edge.
- If a repair turns into replacing more than half of a sloped roof, California's energy code cool-roof rule can apply in Climate Zone 4, which includes San José, Sunnyvale and Gilroy. Ask your roofer.
Questions homeowners ask
What should I do when my roof starts leaking in the rain?
Catch the water, move valuables, and turn off power to any light or outlet the water is reaching. Don't climb onto a wet roof. Call a roofer to tarp or patch it until it's dry enough for a proper repair.
Where do most roof leaks come from?
Usually from bad or leaking flashing around pipes, chimneys and skylights, blown-off or missing shingles, roof valleys, and clogged gutters. Water can run along the framing, so the leak is often a few feet from the stain you see inside.
Can I repair a roof leak or do I need a new roof?
Most single leaks can be repaired, especially on a shingle roof. If the roof has many leaks, widespread damage, or is near the end of its expected life, ask the roofer to price both a repair and a replacement.
Do I need a permit to fix a roof leak?
Small repairs, like replacing a few shingles or fixing flashing, usually don't need one. Re-roofing a large part of the roof does, and the threshold differs by city - check with your city's building department or ask the roofer.
Does homeowners insurance cover a roof leak?
It depends on your policy and the cause - sudden storm damage is treated differently from wear and tear. Take photos of the damage and the inside of the home before repairs, and call your insurer before you commit to a big job.
Do you need a permit?
Yes - replacing the roof (a re-roof) needs a permit.
General guidance based on California's building code - your city can have stricter rules, and zoning, historic and HOA rules can apply too. Check with your city's building department before you start.
